How much does a bathroom refit cost?

A full bathroom refit starts from £6,500 and a shower room or en-suite from £5,500. Every bathroom is different, so we confirm the price after a free survey. The total depends on the room size, whether pipework moves, the suite and tiles you choose, how much wall and floor preparation is needed, and whether you supply the suite or we do. Tiles start from £15.40 per m² + VAT at our Ilford shop. You get a fixed written quote before work starts.

What a refit includes

  • Strip-out and removal of the old suite
  • Plumbing for the new suite and shower
  • Wall and floor tiling, or waterproof LVT flooring
  • Sealing, decorating and clean-up

Step by step: how a bathroom refit runs

  1. Survey. We check the water pressure, the hot water system, where the soil pipe runs, the floor and the walls.
  2. Choose. You pick the suite, tiles and flooring, in our Ilford shop or from your own supplier.
  3. Strip-out. Old suite, tiles and boxing come out. Water is isolated and pipes capped.
  4. First fix. New pipework, wastes, any concealed shower valve and cables are run while walls are open.
  5. Waterproof and board. Shower areas get a tanking membrane or waterproof boards before tiling.
  6. Tile and fit. Walls and floor are tiled or LVT is laid, then the suite, taps and shower are fitted and tested.
  7. Finish. Silicone, decorating, a final leak check and clean-up.

Shower, bath or wet room?

A bath with a shower over suits families and helps resale. A walk-in shower with a low tray suits smaller rooms and people who find climbing into a bath hard. A wet room has a level floor that drains to a gully, so it needs the whole floor waterproofed and a fall built in. On upper floors with timber joists that takes careful planning. Electric showers need their own circuit. Mixer showers need enough hot water pressure, which we test at survey.

Electrics, ventilation and regulations

Bathrooms are a special location under the wiring rules. Lights and fans near the bath or shower must have the right water protection, and new circuits or work close to the bath or shower usually needs to be notified under Part P. A qualified electrician does this part. Building Regulations require extract ventilation in bathrooms, so if there is no working fan we include one. If moving the toilet, the waste pipe needs a proper fall to the soil stack.

Bathrooms in Ilford houses and flats

In many Victorian terraces the bathroom is at the back of the house, over the kitchen, sometimes with a separate WC. Combining them into one larger room is a common job. 1930s semis often have a small bathroom with a separate toilet beside it. In flats, a leak affects the neighbours below, and many leases need the freeholder's consent before you move pipes or change the floor. That is why the waterproofing stage gets as much attention as the tiles you see.

Questions people ask

How much does a bathroom refit cost in East London?

A full refit starts from £6,500. We confirm the price after a free survey because size, pipework, suite and tiles change the total. Tiles start from £15.40 per m² + VAT at our Ilford shop, and you get a fixed written quote.

Can landlords book bathroom refits between tenancies?

Yes. We plan the work around void periods and send before and after photos.

Can you turn my bathroom into a wet room?

Often yes. The whole floor has to be waterproofed and laid to fall to a drain, which needs checking on upper-floor timber joists. We assess it at the free survey.

Will my new shower have good pressure?

We test your water pressure and hot water system at survey. Some showers need a pump or a different type of shower to work well, and we tell you before you choose.

How do I stop mould in my bathroom?

Run a working extractor fan during and after every shower, keep the door open afterwards, and replace silicone when it goes black. If there is no fan, we fit one as part of the refit.

Can I supply my own bathroom suite?

Yes. We fit suites you buy, or supply one for you. Let us see the product list before ordering so the pipework and sizes are checked.
