Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.
How much does a garage conversion cost?
The total depends on the garage size, whether the floor needs raising and insulating, filling in the garage door opening with a wall and window, insulating walls and ceiling, heating, electrics, and whether you add a shower room or kitchenette. We survey for free and send an itemised written quote.
What the work involves
- New insulated floor and damp-proofing
- Bricking up the door opening with a window
- Insulated walls and ceiling, plastered and decorated
- Heating, electrics and lighting
- Optional shower room or kitchenette
Do I need planning permission for a garage conversion?
Converting an integral garage is often permitted development where the outside doesn't change much, but some estates have conditions removing those rights, and the work always needs Building Regulations approval.
Planning rules change and depend on your property, so we always check with your council before work starts. Building Regulations approval is needed whether or not planning permission is.
Is your garage suitable?
Most integral and attached brick garages convert well. Check three things first. Is the roof sound, or is it an old flat roof that will need replacing anyway? Is the floor level close to the house floor, or will you have a step? And does the garage share a wall with a neighbour? Detached garages and prefabricated concrete garages are a different job: they often need new walls, a new roof or a rebuild. We look at all of this at the free survey.
What Building Control will check
- Foundations under the new wall where the garage door was. Garage door openings often have no proper footing, so the infill wall may need one.
- Damp-proofing and an insulated floor that meets current standards.
- Insulation to walls and ceiling, so the room is as warm as the rest of the house.
- Ventilation, through a window with trickle vents or an extractor.
- Fire safety, including a safe way out and fire separation if part of the garage stays as storage.
- Electrics to Part P where new circuits are added.
Parking, estates and leases
Some estates, especially newer ones, have planning conditions that keep the garage for parking. If yours does, you need planning permission to convert it. Check your title deeds and planning history, or ask Redbridge Council. Losing a garage space can also matter if your road has permit parking. For flats and maisonettes with a garage, permitted development rights do not apply, and a leasehold garage may need the freeholder's consent.
How the conversion runs
We clear and strip the garage, take out the door, and build the new wall with a window. The floor is damp-proofed, insulated and screeded or boarded. Walls and ceiling are insulated and plasterboarded, then the electrics, heating and any plumbing go in. Plastering, decorating and flooring from our Ilford shop finish the room. A garage conversion is one of the smaller building projects, and the house stays usable throughout.

Questions people ask
How much does a garage conversion cost?
It depends on size, floor and insulation work, the new window wall, heating, electrics and any shower room. We survey for free and give an itemised quote.
Does a garage conversion need planning permission?
Often not for an integral garage, but some estates remove permitted development rights. It always needs Building Regulations approval, and we check with your council first.
Can a garage be converted into a bedroom?
Yes, as long as it meets Building Regulations for insulation, ventilation and fire safety, including a safe way out. A shower room can be added if drainage can reach.
Will the floor be level with the house?
Garage floors are usually lower than the house. We raise and insulate the floor, and aim to bring it level or as close as the door and ceiling heights allow.
Does a garage conversion add value?
It adds a usable room, which many buyers want. Whether it adds value depends on your road: where parking is scarce, some buyers prefer to keep the garage. Get local estate agent advice if resale is the main reason.
Can you convert a detached garage?
Often, but it is a bigger job. Detached and prefabricated garages may need new walls or a new roof, and planning rules for outbuildings can apply.
