If you have a leak right now
- Turn off the water at the main stopcock. It is usually under the kitchen sink, near the front door or where the supply enters the house. In flats it may be in a cupboard or the hallway.
- If water is near light fittings or sockets, switch the electrics off at the consumer unit and keep away.
- Open the cold taps to drain the pipes.

- In a flat, tell the neighbour below and your managing agent.
Knowing where your stopcock is before anything goes wrong is the single most useful thing you can do. Check it turns.
What affects the price of plumbing work
- Access. A pipe under a tiled floor or boxed in behind a bath takes longer to reach than one under a sink.
- Pipe material. Older houses can have lead or old iron pipework that needs replacing, not just patching.
- Moving things. Relocating a sink, toilet or shower means new waste runs, and toilets need a large waste pipe with enough fall.
- Water pressure. Some showers need a pump or a different hot water system to work properly.
- Parts. The taps, valves and fittings you choose.
Rules that apply to plumbing
Plumbing in England has to meet the Water Supply (Water Fittings) Regulations 1999, which protect the drinking water supply from contamination and waste. Some work also falls under Building Regulations, including new drainage, new bathrooms and hot water systems. Unvented hot water cylinders must be installed by someone qualified to fit them. Anything involving gas, such as moving or replacing a boiler or a gas hob, must by law be done by a Gas Safe registered engineer. We tell you before we quote if your job needs one.
Older houses in Ilford
Many Victorian and 1930s houses in Ilford have pipework that has been altered many times. Common finds are old lead supply pipes, hidden joints under floors, and shared drains between terraced houses. If the drain problem is shared with neighbours, the water company may be responsible: in Redbridge that is Thames Water.
Small habits that prevent big leaks
