Prices
| Item | Price | Notes |
|---|---|---|
| Room painting | from £380 per room | Walls and ceiling, two coats, labour and materials included. |
| Room plastering | from £450 | Labour and materials included. |
Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.
How much does it cost to paint a room?
From £380 per room, including labour and materials, for walls and ceiling in two coats. The final price depends on the room size, the condition of the walls, the number of colours and whether woodwork, doors or feature walls are included. Plastering starts from £450 per room if the walls need it first.
Homes, rentals and commercial
We repaint whole houses, refresh rentals between tenancies, and paint offices and shops out of hours if needed. Furniture and floors are covered, and the room is left clean.
What our painting and decorating service includes
- Protect. Floors, furniture and fittings are covered and edges masked.
- Prepare. Cracks and holes are filled, loose paint scraped back, surfaces sanded and cleaned. Damp stains and mould are treated first, or they come back through new paint.
- Prime. Bare plaster gets a mist coat, bare wood a primer, and stains a stain-blocking primer.
- Paint. Ceiling first, then walls, then woodwork, in two coats.
- Finish. Masking comes off, switch plates go back, and the room is cleaned.
Preparation takes the most time and makes the biggest difference. Paint does not hide a poor surface; it shows it up.
Choosing paint finishes
- Matt emulsion hides small marks on walls and ceilings, but is harder to wipe clean.
- Silk or soft sheen wipes clean more easily but shows wall faults more.
- Durable or scrubbable matt suits hallways, stairs, children's rooms and rentals.
- Kitchen and bathroom paint resists moisture and mould.
- Satin or gloss on skirting, doors and frames. Water-based versions dry faster and yellow less than oil-based ones.
Older houses, lead paint and wallpaper
Many Ilford houses are Victorian, Edwardian or 1930s, and paint from before the 1960s can contain lead. Old layers should not be dry sanded or burned off. We use methods that keep dust down. Old wallpaper often hides cracked or blown plaster, so stripping it can show work that needs plastering before painting. We point this out before the price changes, not after.
Planning around your home or business
We work room by room so you keep the rest of the house in use. Water-based paints have low smell and dry quickly, so rooms are usable again soon after. For shops, offices and rentals we can work outside opening hours or between tenancies. Tell us about pets, young children or anyone sensitive to smells, and we will plan the products and order of work around them.
Keeping a fresh paint job looking good
Emulsion stays soft for a while after it feels dry. Avoid scrubbing walls or pushing furniture against them for the first couple of weeks. Clean marks with a soft damp cloth rather than abrasive cleaners. Keep bathrooms and kitchens ventilated, because condensation is the main cause of peeling and mould. Ask us to leave a labelled tin of each colour so touch-ups match. Write the paint name and colour code inside a cupboard door so you can buy more later. In a rental, use one standard colour throughout so patches blend in between tenancies.
Questions people ask
How much does it cost to paint a room in Ilford?
From £380 per room, including labour and materials (walls and ceiling, two coats). The final price depends on room size and wall condition.
How much does it cost to plaster a room?
Standard room plastering starts from £450, including labour and materials.
Do you paint woodwork and doors as well as walls?
Yes. Skirting, doors, frames and windows can be included. The £380 starting price covers walls and ceiling, and woodwork is added to the quote.
Which paint finish is best for a hallway?
A durable or scrubbable matt on the walls and a satin or gloss on woodwork. Hallways take knocks, so a wipeable finish lasts longer.
Can you paint over wallpaper?
It is possible, but we usually advise stripping it. Paint can make old paper bubble and lift, and stripping shows any plaster that needs repair.
