Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.

How much does tiling cost?

Tiles start from £15.40 per m² + VAT. Fitting is quoted after a free measure, because it depends on the area, tile size and layout (large-format and herringbone take longer), wall and floor preparation, removal of old tiles, and trims and grouting.

Porcelain or ceramic?

Ceramic tiles are lighter, easier to cut and cheaper. They suit walls, splashbacks and bathroom walls. Porcelain is denser, harder and absorbs very little water. It suits floors, hallways, kitchens, wet rooms and commercial areas. For floors, check the tile is rated for floor use and has enough grip if it will get wet. Large-format tiles look clean with fewer grout lines, but they need a very flat surface and more preparation. Come to our Ilford shop to see sizes and finishes side by side.

Preparation is most of the job

  • Walls: loose plaster and old tiles come off. Plasterboard and tile backer board give a flat, sound base.
  • Wet areas: shower enclosures and wet rooms get a tanking membrane under the tiles, because grout is not waterproof.
  • Timber floors: suspended floors in older houses flex. They need overboarding before tiling, or tiles and grout will crack.
  • Concrete floors: must be dry, level and clean. New screed needs time to dry before tiles go down.
  • Underfloor heating: goes in before the tiles, with the right adhesive.

How a tiling job runs

  1. Free measure and choice of tiles in our shop.
  2. We order tiles with extra for cuts and breakages, and keep spares for you from the same batch.
  3. Strip out, prepare and tank where needed.
  4. Set out the layout so cut tiles fall in the least visible places.
  5. Fix tiles, grout, add trims and seal around baths, trays and worktops with silicone.

Looking after tiles

Wait for the adhesive and grout to cure before heavy use or showering; we tell you how long for your products. Clean with a pH-neutral cleaner, because harsh chemicals can stain grout. Silicone seals are maintenance items. Replace them when they lift or go mouldy, before water gets behind. Keep a few spare tiles in case one ever cracks.

Layouts and patterns

The layout changes both the look and the fitting time. A straight lay is the quickest and suits most rooms. A brick bond or offset pattern suits metro and rectangular tiles; long tiles look best offset by a third rather than half, which reduces lipping between edges. Herringbone and chevron need many more cuts and careful setting out, so they take longer and use more tiles. Grout colour matters too. A matching grout gives a calm, seamless look. A contrasting grout shows off the pattern but also shows every line.

Tiles for each room

In bathrooms, choose a floor tile with grip when wet and a wall tile that is easy to clean. In kitchens, porcelain floor tiles cope with spills and dropped pans, and a tiled splashback protects the wall behind the hob and sink. In hallways, darker porcelain hides dirt from the street. Victorian terraces in Ilford often have original patterned hall tiles. These can sometimes be cleaned and repaired rather than replaced, so check before you rip them up.

Questions people ask

How much are tiles per m² at your Ilford shop?

Porcelain and ceramic tiles start from £15.40 per m² + VAT, up to £59.90 per m² + VAT depending on size and finish.

Do you fit the tiles you sell?

Yes. We measure for free and quote supply and fit together.

Can you tile over existing tiles?

Sometimes, if the old tiles are firmly stuck and flat and the extra height works. In showers and on floors we usually remove them so we can check and waterproof the surface beneath.

Can you tile a wooden floor?

Yes, but suspended timber floors must be stiffened and overboarded first. Otherwise the floor flexes and tiles or grout crack.
