Builders in Ilford & East London
SK Design & Construct Ltd is a building company based at 6 Spurway Parade, Woodford Avenue, Ilford. We take on house extensions, loft and garage conversions, full renovations, roofing, garden rooms, shop fit-outs and the smaller jobs most builders turn down, with one team from survey to clean handover.
Prices
| Item | Price | Notes |
|---|---|---|
| Single-storey extension | from £2,400 per m² | See the extensions page. |
| Loft conversion | from £32,000 | Rear dormers from £55,000. |
| Garage conversion | from £18,000 | With a shower room from £26,000. |
| Full house renovation | from £1,000 per m² | Kitchen and bathroom priced separately. |
Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.

How much do builders cost?
Building work is priced per job, not per hour, so you know the total before we start. The price depends on the size of the job, the structure and ground conditions, the finish you want, and what drawings, approvals and inspections are needed. We visit for free, talk through what you want, and send a written, itemised quote.
Small jobs too
Not every job is an extension. We also take on repairs, knock-throughs designed by your engineer, plastering, making good, doors, partitions and finishing work for homeowners, landlords and businesses.
How a building job runs
- Free visit. We look at the house, listen to what you want and check access, drainage and the structure we can see.
- Written quote. You get an itemised price. Anything we cannot price until work starts, such as hidden timber or drains, is listed as a provisional item so there are no surprises.
- Approvals. We tell you which drawings, structural calculations, Building Regulations and planning or party wall steps your job needs, and work with your architect or engineer.
- Programme. We agree a start date and the order of works, and tell you when the noisy, dusty and water-off days will be.
- Build. One team runs the site, and you have one person to call with questions.
- Handover. We clean up, walk round the job with you and agree any small snags to finish.
Rules that apply to building work in England
Most structural work needs Building Regulations approval, even when it does not need planning permission. That covers things like removing a load-bearing wall, extensions, loft and garage conversions, new drainage and replacing a large area of roof. A Building Control inspector checks the work at set stages and issues a completion certificate at the end. Keep it: buyers' solicitors ask for it.
Planning permission depends on the property. Houses have permitted development rights; flats and maisonettes do not. Conservation areas, listed buildings and some estates have tighter rules. Check with Redbridge Council, or your own local authority, before you commit.
If the work touches a wall you share with a neighbour, or digs foundations close to theirs, the Party Wall etc. Act 1996 usually means serving notice on them before work starts. New electrical circuits must meet Part P, and any gas work must be done by a Gas Safe registered engineer.
Local houses we know
Around Ilford, Gants Hill and Seven Kings most homes are Victorian and Edwardian terraces or 1930s semi-detached houses. Terraces often have shallow foundations, side returns and party walls on both sides. 1930s semis often have hipped roofs, bay windows and solid floors at the back. Many Ilford flats are converted houses or purpose-built blocks, where you need the freeholder's consent in writing before structural work. We plan around these details at survey stage, not halfway through the build.
Choosing builders in Ilford
Whoever you use, ask for an itemised written quote, ask who runs the site day to day, check what is and is not included (skips, making good, decorating), and ask how changes are priced. Ask to see recent work. We are happy to answer all of these before you decide.

Questions people ask
Do you take on small building jobs?
Yes. As well as extensions, conversions and renovations we take on smaller repairs and building jobs across Ilford, East London and Essex.
How much do builders charge in Ilford?
We price each job after a free survey and give a fixed, itemised written quote, so you know the total before work starts.
Where are you based?
6 Spurway Parade, Woodford Avenue, Ilford IG2 6UU. We cover Ilford, Redbridge, Romford, Barking, Dagenham and the rest of East London and Essex.
Do I need Building Regulations approval?
For most structural work, yes: extensions, conversions, removing load-bearing walls, new drainage and large roof replacements. It applies even when planning permission does not. We tell you at the free visit what your job needs.
Do I need a party wall agreement?
If the work affects a shared wall or digs near your neighbour's foundations, you usually need to serve notice under the Party Wall etc. Act 1996 before work starts. Many terraces and semis in Ilford are affected.
Can you work on a leasehold flat?
Yes. Before structural or layout changes you normally need written consent from the freeholder or managing agent. Check your lease first; we can give you a scope of work to send them.
