House renovation & full refurbishment in Ilford

Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.
How much does a full house renovation cost?
It depends on the size of the property, its condition, how much is being changed (layout, kitchen, bathrooms, heating, wiring) and the finish. The prices above are starting prices for individual parts of a refurb; for a whole house we survey for free and give one itemised quote room by room.
A typical renovation
- Strip-out and waste removal
- Building alterations and repairs
- Plumbing and heating, electrics through the appropriate qualified trades
- Plastering and making good
- New kitchen and bathroom
- Flooring from our Ilford shop
- Decorating and clean handover
Why the order of work matters
A renovation goes wrong when trades arrive in the wrong order. Messy, structural work comes first: strip-out, knock-throughs, new openings and repairs. Then first fix, when cables and pipes run inside walls and floors. Then plaster. Then second fix: sockets, radiators, kitchen and bathroom. Flooring and decorating go last so nothing new gets damaged. We run one programme for the whole house so each stage is ready for the next.
Surveys and checks before we start
- Asbestos. Houses built before 2000 can contain asbestos in textured ceilings, floor tiles, boxing and old garage roofs. Before major strip-out a refurbishment asbestos survey is the safe and legal starting point. If anything is found, licensed specialists deal with it.
- Electrics. An electrical condition report shows whether the wiring can stay or needs replacing. New circuits and consumer unit changes must meet Part P and are done by a qualified electrician.
- Damp and timber. Older terraces often have damp at the base of walls or tired floor joists. We look before quoting and flag anything that needs a specialist.
- Gas. Moving a boiler, hob or gas pipe must be done by a Gas Safe registered engineer.
Victorian terraces, 1930s semis and flats
Ilford's Victorian and Edwardian terraces often have lath and plaster ceilings, original fireplaces and suspended timber floors. 1930s semis in Gants Hill and Barkingside tend to have bay windows, a small kitchen at the back and a separate dining room people want opened up. Removing a chimney breast or wall between rooms needs structural design and Building Regulations. For flats, check your lease: many need the freeholder's consent before layout changes or new hard floors.
Living in the house during a refurb
Some people stay in, some move out for the worst weeks. If you stay, we plan the work room by room and keep a working bathroom and somewhere to cook for as long as possible. Dust sheets, protected floors and a clean-up each day are part of the job.

Questions people ask
How much does it cost to renovate a house in Ilford?
It depends on size, condition and how much changes. We survey for free and give one itemised quote room by room; starting prices include painting from £380 per room and kitchens fitted from £1,950.
Can you refurbish a rental between tenancies?
Yes. We plan refurbishments around void periods for landlords and letting agents and send before and after photos.
Do I need an asbestos survey before renovating?
If the house was built before 2000 and you are stripping out ceilings, floors or boxing, a refurbishment asbestos survey is the right first step. Anything found is handled by licensed specialists.
Can we live in the house while it is renovated?
Often yes. We work room by room and keep a bathroom and somewhere to cook going for as long as we can. For the heaviest stages some people prefer to move out.
