Property maintenance for landlords & letting agents in East London
We look after rental properties for landlords, letting agents and block managers across Ilford, Redbridge, Romford, Barking and East London. One point of contact covers painting, flooring, repairs, plumbing and full refurbishments, with written quotes and before and after photos on every job.
Prices
| Item | Price | Notes |
|---|---|---|
| Room painting | from £380 per room | Walls and ceiling, two coats. |
| Laminate supplied & fitted | from £550 per room | Labour and materials included. |
| Carpet | from £7.99 per m² + VAT | Fitting quoted after measuring. |
Starting prices. The final price depends on size and condition; we measure for free and quote in writing. We are not VAT registered, so no VAT is added to our labour; where a price says “+ VAT”, that is the VAT our supplier charges on the materials, passed on at cost.
End-of-tenancy turnarounds
Between tenancies we repaint, replace worn carpets and flooring, fix repairs found at check-out and leave the property ready for viewings. We plan the work around the void period and send a photo report when it is done.
For letting agents and block managers
- Written quotes with photos, ready to send to your landlord
- Agreed timescales and key collection arrangements
- Before and after photos on every job
- Planned refurbishments and reactive repairs

A typical void-period checklist
- Walk round with the check-out report and photos
- Repairs to doors, handles, skirting, sealant and minor plaster damage
- Repaint walls and ceilings in a hard-wearing finish, treating any mould first
- Replace worn carpet or laminate, or deep-clean what can stay
- Check taps, toilets, showers and seals for leaks
- Bleed radiators and check extractor fans work
- Clean and photograph the property, ready for the inventory clerk
Choosing the same paint colour and flooring range for every property makes later touch-ups quicker and cheaper.
Safety checks landlords must arrange
These are legal duties for private landlords in England. Where a check needs a specialist, we work alongside them or tell you who you need.
- Gas safety: an annual check of gas appliances and pipework by a Gas Safe registered engineer, with a copy of the record given to tenants.
- Electrical safety: an inspection and test of the fixed wiring by a qualified person at least every five years, with any remedial work done within the time set.
- Smoke and carbon monoxide alarms: a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance, such as a gas boiler. Gas cookers are excluded. Check alarms work at the start of each tenancy.
- Energy performance: a valid EPC for the property when it is let.
Rules for rented homes are changing, so check current guidance on GOV.UK.
Licensing, HMOs and damp
Larger HMOs need a mandatory licence across England, and some councils also run additional or selective licensing for other rented homes. Redbridge Council has run licensing schemes, so check its website for what applies to your address and street. Damp and mould are the most common tenant complaints. We look for the cause, such as a leak, failed seal, blocked gutter or missing extractor fan, before redecorating, so the mould does not come straight back.
Flats, blocks and leaseholds
In blocks, the freeholder or managing agent is usually responsible for the structure, roof and communal areas, and the leaseholder for the inside of the flat. Leaks between flats often need both sides to act. We report what we find with photos so the right party can be told quickly. For block managers we also take on communal decorating, flooring in hallways and stairs, and repairs found on inspections.

Questions people ask
Do you work with letting agents and landlords?
Yes. We handle end-of-tenancy painting, flooring, repairs and plumbing for landlords, letting agents and block managers, with photos before and after every job.
How quickly can you turn a property round between tenancies?
We agree the timescale when we quote, based on the work found at check-out, and plan around the void period.
Can you deal with damp and mould in a rental?
Yes. We find the cause first, such as a leak, gutter or poor ventilation, fix it, treat the mould and redecorate with a mould-resistant paint.
Can you collect and return keys from the agent?
Yes. We agree key collection and return with you when we quote, and send photos when the work is done.
Do you do gas safety certificates?
Gas safety checks must be done by a Gas Safe registered engineer. Tell us when you book and we will say who you need and fit the check around our work.
