How much does a flat roof cost?
Flat roof prices depend on the area, access and scaffolding, the condition of the deck underneath, insulation to meet Building Regulations, the roofing system chosen, and edge details, outlets and roof lights. We inspect for free, send photos of what we find, and give a written quote.
Roof repairs
For leaks and storm damage we find the cause first, show you photos, and quote the repair before any work starts.
Common roof problems we see
- Slipped or cracked tiles and slates, often after high winds. Left alone, rain gets under the next row.
- Failed flat roofs on rear extensions, garages and dormers, where old felt has blistered, cracked or pulled away at the edges.
- Leaks at chimneys and walls, where lead flashing has lifted or the mortar has crumbled.
- Blocked or broken gutters that push water into walls and cause damp inside.
- Crumbling ridge and hip mortar on older pitched roofs.
A damp patch on a ceiling is not always the roof. It can be a gutter, a chimney or a plumbing leak, so we trace the cause before we quote.
Flat roof systems compared
- EPDM rubber: a single sheet with few joints. Suits simple shapes such as garages and extension roofs.
- GRP fibreglass: laid as a liquid with a matting layer, setting hard and seamless. Good around roof lights and awkward details.
- Torch-on felt: built up in layers. A traditional choice and easy to patch.
Which one is right depends on the shape of the roof, foot traffic, the details around it and your budget. We explain the trade-offs in the quote.
Regulations, scaffolding and access
Replacing a large part of a roof usually needs Building Regulations, and that can mean adding insulation to meet current standards. We check with Building Control when it applies. Scaffolding or a skip on the pavement or road needs a licence from the council, and in Redbridge that comes from Redbridge Council. Terraced houses often have no side access, so materials come through the house or over the roof. We plan protection for floors and the route before we start.
Roofs on Ilford houses
Victorian terraces in Ilford and Seven Kings mostly have slate roofs, often with chimney stacks shared between neighbours. 1930s semis in Gants Hill and Barkingside usually have hipped clay or concrete tile roofs. Many houses have later flat-roofed rear extensions and dormers. Work on a shared chimney or a roof joined to next door can involve the neighbours, so we raise it early.
Signs your roof needs attention
- Damp patches or brown stains on bedroom ceilings, especially after rain
- Daylight showing through the roof boards when you look up in the loft
- Tiles or slates in the gutter or on the ground
- A flat roof with standing puddles that stay for days, or cracks and blisters in the surface
- Moss building up in valleys and gutters
- Gutters overflowing or dripping at the joints
Catching these early usually means a repair instead of a new roof. Check your loft with a torch after heavy rain once in a while. Clear gutters each autumn when the leaves have fallen.

Questions people ask
How much does a flat roof replacement cost?
It depends on area, access, the deck condition, insulation and the roofing system. We inspect for free and give a written quote with photos.
Do you repair roof leaks?
Yes. We find the cause, show you photos and quote the repair before starting.
Which flat roof material is best: EPDM, GRP or felt?
It depends on the roof. EPDM suits simple shapes, GRP is good around roof lights and awkward details, and felt is traditional and easy to patch. We recommend one in the quote and explain why.
Do I need Building Regulations to replace a roof?
Replacing a large part of a roof usually does, which can mean adding insulation. Small repairs normally do not. We check with Building Control for your job.
Can you repair a roof without scaffolding?
Small repairs can sometimes be done from a ladder or tower. Most re-roofing and chimney work needs scaffolding, which needs a council licence if it stands on the pavement.
